Business Loans Without a Personal Guarantee: What Is Available and What It Takes
Nearly every business loan under $5 million requires a personal guarantee from owners of 20% or more, which is why the LLC or corporation you formed to protect your personal assets does not protect them from a loan default. There are real exceptions, and they follow a pattern: the lender has something else to rely on, such as your customers’ invoices, the equipment, a cash deposit or a company large enough to stand on its own. This guide covers what is available without a personal guarantee in October 2026, what each costs with Prime at 7.00%, and how to earn a waiver over time.

Can You Get a Business Loan Without a Personal Guarantee?
Yes, in specific forms. Non-recourse invoice factoring (the factor takes the credit risk on your customers’ invoices), purchase order financing, some corporate charge cards and vendor net-30 accounts, cash-secured loans, certain equipment leases to established companies, and bank or asset-based facilities to companies with roughly $5 million or more in revenue, strong business credit and audited financials can be obtained with no personal guarantee. What cannot, in practice: unsecured term loans, lines of credit and revenue-based financing to businesses under about $5 million in revenue, and every SBA loan (the SBA requires guarantees from 20% owners by rule). Expect to pay for the waiver where it is offered: non-recourse factoring runs 0.5 to 1.5 points per 30 days above recourse factoring, and no-guarantee leases price above guaranteed ones. The practical path for most owners is to accept the guarantee on early loans, build business credit and revenue, and negotiate the guarantee down (limited, pro-rata or burn-off) as the company grows.

Why Lenders Require a Personal Guarantee
A guarantee gives the lender a second source of repayment and, more important, aligns the owner with the loan: an owner who can walk away from an LLC’s debt behaves differently from one who cannot. For businesses under about $5 million in revenue, lenders have found that the guarantee is the single strongest predictor of repayment, which is why it is standard on bank, SBA, online and revenue-based products alike. The Federal Reserve’s 2026 survey shows how common personal exposure is: a majority of applicants reported using personal funds or personal guarantees to support business financing.
- Unlimited guarantee: you owe the full balance; standard under $5 million.
- Limited guarantee: capped at a dollar amount or a percentage; negotiable at banks for strong files.
- Pro-rata guarantee: each owner guarantees their ownership share; common with multiple partners.
- Burn-off guarantee: released after 12 to 24 months of clean payments or a revenue milestone; worth asking for on every bank loan.
- Validity or “bad boy” guarantee: covers only fraud or misrepresentation; typical on non-recourse factoring and larger asset-based facilities.

| $100,000 need | With personal guarantee | Without | Difference |
|---|---|---|---|

Interest or fees on $100,000, with and without a personal guarantee
The waiver is priced; whether it is worth it depends on how much personal exposure you are removing.
How to Earn a Guarantee Waiver Over Time
- Build business credit: net-30 accounts, a secured business card and lenders that report to Dun & Bradstreet and Experian Business; aim for a Paydex of 80. See how to build business credit.
- Keep the entity clean: separate accounts, filed returns, a registered agent, no commingling; lenders waive guarantees for companies that behave like companies.
- Grow and document revenue; most waivers start around $2 million to $5 million in revenue with reviewed or audited financials.
- Negotiate the guarantee down on each loan: limited, pro-rata or burn-off terms are easier to get than a full waiver.
- Use products that never needed one (factoring, PO financing, corporate cards) for the portion of your capital they fit.

What a Personal Guarantee Actually Exposes
- Your personal assets (savings, non-retirement investments, a second property) after the business assets are exhausted; retirement accounts are generally protected and homestead protection varies by state (Florida’s is strong).
- Your personal credit: a guaranteed loan in default is reported and can be sued on; most business loans are not reported to personal bureaus while current.
- Your spouse, only if they sign; lenders often ask for a spousal signature on jointly held assets.
- Not your liability for the business’s other debts; the guarantee is specific to the loan.
Common Questions
What business loans do not require a personal guarantee?
Non-recourse invoice factoring, purchase order financing, corporate charge cards, vendor net-30 accounts, cash-secured loans, some equipment leases to established companies, and bank or asset-based facilities to companies with roughly $5 million or more in revenue and strong business credit. SBA loans always require one.
Does an LLC protect me from a business loan?
Not if you signed a personal guarantee, which nearly every lender requires from owners of 20% or more on loans under $5 million. The LLC shields you from ordinary business liabilities, not from a debt you personally guaranteed.
Can I get a business line of credit without a personal guarantee?
Only at a bank or asset-based lender for an established company with several million in revenue, audited financials and strong business credit, or as a cash-secured line. Online and revenue-based lines require a guarantee.
How do I get a personal guarantee removed from a business loan?
Ask for a burn-off clause at origination (release after 12 to 24 months of clean payments), or request a release at renewal once revenue, business credit and financials justify it. Lenders rarely remove a guarantee mid-term without refinancing.
Is a personal guarantee the same as collateral?
No. Collateral is a specific asset the lender can take; a guarantee is a promise that you personally will repay. A loan can be secured by collateral and guaranteed, secured but not guaranteed (rare), or unsecured but guaranteed (most online loans).
Is RAN Funding a lender?
No. RAN Funding is a business financing broker. We present your application to our lender network and show you the offers you qualify for; the funding partner sets the approval, amount, rate, fees and terms.
