SBA Loan Terms in 2026: How Long You Can Take to Repay

SBA loans run from a few years to 25 years, but the term is not something you choose. The SBA sets a maximum for each use of funds, the lender must use the shortest term that fits, and as of October 1, 2026 the rules for loans that mix real estate with a business purchase changed. This guide lays out every maximum by program and use of proceeds, shows what the term does to your payment, explains the new blended-maturity rule and covers who can still qualify after the 2026 citizenship change.

How Long Are SBA Loan Terms?

Between 5 and 25 years for most borrowers, depending on the program and what the money is for. Under the 7(a) program, working capital and inventory run up to 10 years, equipment up to 10 years (15 if the asset’s IRS useful life supports it), a business acquisition up to 10 years and commercial real estate up to 25 years. SBA 504 loans are fixed at 10, 20 or 25 years, SBA Express term loans follow the 7(a) limits, Express lines of credit max out at 10 years, and microloans at 7 years. Since October 1, 2026 (SOP 50 10 8.1), a loan that combines real estate with a business purchase gets a blended term instead of 25 years for the whole loan.

Maximum SBA Loan Terms by Program and Use of Funds

Program Use of funds Maximum term
7(a) Standard and 7(a) Small Working capital, inventory Up to 10 years
7(a) Equipment, furniture, fixtures Up to 10 years; up to 15 if the IRS useful life supports it
7(a) Business acquisition (change of ownership), business portion Up to 10 years
7(a) Commercial real estate purchase, construction or renovation Up to 25 years, plus the construction period
7(a) Leasehold improvements Up to 10 years
7(a) Mixed purpose (real estate + other uses) Blended by dollar weight, or split into separate loans (new Oct 1, 2026)
SBA Express Term loan Same as 7(a) by use of funds
SBA Express Line of credit Up to 10 years total maturity
CAPLines Working capital, contract, seasonal Up to 10 years
CAPLines Builders Up to 5 years
Export Working Capital Export transactions Typically 12 months, up to 36
504 Owner-occupied real estate, heavy equipment 10, 20 or 25 years, fixed rate
Microloan Small working capital and equipment Up to 7 years (loans to $50,000)

These are maximums. The SOP requires lenders to use the shortest term that fits the asset and repayment ability, so a 7(a) working capital loan is often written at 7 to 10 years and an equipment loan at the asset’s useful life.

What Changed on October 1, 2026: Blended Maturities

Under the previous SOP, a 7(a) loan that put at least 51% of proceeds into commercial real estate could carry a 25-year term on the whole loan, including the business-purchase or working-capital portion. SOP 50 10 8.1 removed that structure for loans that receive an SBA loan number on or after October 1, 2026. A mixed loan now either splits into two loans, each with its own maximum, or uses one weighted-average term.

$1,000,000 acquisition: 60% real estate, 40% business Term Monthly payment (hypothetical 10.5%) Total interest
Before Oct 1, 2026 (51% rule) 25 years About $9,442 About $1.83M
From Oct 1, 2026 (blended: 0.6 × 25 + 0.4 × 10) 19 years About $10,141 About $1.31M

Hypothetical figures to show the arithmetic, not offers. The blended loan costs about $700 more a month but roughly $520,000 less in interest. If you are buying a business with its building, model the payment on the blended term before you sign a letter of intent.

What the Term Does to Your Payment

Loan Term Monthly payment (hypothetical 10.5%) Total interest
$500,000 working capital / acquisition 10 years About $6,747 About $309,600
$500,000 real estate 25 years About $4,721 About $916,300
$250,000 equipment 10 years About $3,373 About $154,800
$250,000 equipment (useful life supports it) 15 years About $2,763 About $247,400

A longer term lowers the payment and raises total interest. 7(a) rates are variable and capped at Prime plus a spread; with Prime at 7.00% the ceilings run from about 10.00% to 13.50%. See SBA loan rates and SBA loan fees.

Who Can Get an SBA Loan in 2026

  • Credit: generally 680+ for the owners.
  • Cash flow: debt-service coverage of about 1.15–1.25x after add-backs.
